Welcome to Cleanbnb LLC (“we,” “our,” “us”). By accessing or using our website (the “Site”) or booking our services, you agree to be bound by these Terms of Service (“Terms”). If you do not agree, please do not use our Site or services.

1. Acceptance of Terms

By using our website or booking services, you confirm that you are at least 18 years old and legally able to enter into this agreement.

2. Use of the Site

You agree to use this Site only for lawful purposes and not to:

  • Interfere with website functionality or security
  • Provide false or misleading information
  • Attempt unauthorized access to systems or data

3. Services and Scope

Cleanbnb LLC provides short-term rental cleaning and turnover support services for Airbnb, Vrbo, direct booking, vacation rental, and similar properties.

Services may include:

  • Turnover cleaning
  • Laundry coordination
  • Restocking support
  • Photo verification
  • Issue reporting
  • Other cleaning-related services agreed upon at booking

Service scope is limited to the work confirmed in the quote, booking, checklist, invoice, or written agreement. Services not specifically included may require additional charges.

4. Quotes, Pricing, and Payment

Quotes are based on property size, bedroom/bath count, square footage, condition, access, parking, laundry volume, restocking needs, timing, and urgency.

Final pricing may change if actual conditions differ from information provided.

Payment is due as stated in the booking, invoice, or service agreement. Cleanbnb may require:

  • Prepayment
  • Card on file
  • Recurring billing authorization

Late payments, failed payments, chargebacks, or unpaid balances may result in late fees, service suspension, or cancellation of future bookings.

5. Scheduling, Access, and Turnover Timing

Clients are responsible for providing accurate:

  • Checkout time
  • Next guest check-in time
  • Property access instructions
  • Lockbox / gate / entry codes
  • Parking details

If access is not provided or the cleaner cannot enter the property, a lockout or cancellation fee may apply.

Cleanbnb will make reasonable efforts to complete service within the requested window, but timing may be affected by guest delays, property condition, traffic, weather, or other factors outside our control.

6. Same-Day and Emergency Requests

Same-day, last-minute, and emergency turnovers are subject to availability, location, timing, and scope. Availability is not guaranteed unless confirmed in writing.

7. Laundry, Restocking, and Additional Services

Laundry service is included only if confirmed in the booking or quote.

Laundry depends on:

  • Machine availability
  • Linen volume
  • Turnover window
  • Machine speed

Restocking is performed only with supplies provided by the client unless otherwise agreed. Cleanbnb is not responsible for missing or insufficient supplies but may notify the client if inventory is low.

Excess laundry, stained linens, missing supplies, or off-site laundry may result in additional charges.

8. Client Responsibilities

Clients agree to:

  • Provide accurate property and booking details
  • Provide access instructions before service
  • Supply clean linens, towels, and restocking items unless otherwise agreed
  • Disclose pets, hazards, or unusual property conditions
  • Secure valuables, cash, and sensitive items
  • Review service updates or photos promptly

9. Property Conditions, Safety, and Refusal of Service

Cleanbnb reserves the right to refuse, pause, or cancel service if unsafe or unreasonable conditions exist, including:

  • Biohazards
  • Pest infestations
  • Bodily fluids
  • Unsafe access conditions
  • Aggressive people or animals
  • Illegal activity or substances

10. Photos, Verification, and Issue Reporting

Cleanbnb and its cleaners may take photos or videos for:

  • Service verification
  • Before/after documentation
  • Issue reporting
  • Damage or condition evidence
  • Internal quality control

Cleanbnb will not intentionally publish identifying property details without permission.

Clients must report any issues promptly with photos and details. Remedies may include correction, re-clean, credit, or other resolution at Cleanbnb’s discretion.

11. Satisfaction and Re-Clean Policy

If a client believes an issue exists within the agreed scope, they must notify Cleanbnb as soon as possible.

Requests may not be eligible if:

  • A new guest has already entered the property
  • Issue is outside agreed scope
  • Notice is delayed

12. Cancellations and Rescheduling

Cancellation, rescheduling, lockout, or late-notice fees may apply depending on timing and cleaner dispatch status. Final terms are provided in booking or invoice confirmation.

13. Communications Consent

By submitting a form or booking service, you agree that Cleanbnb may contact you via phone, text, or email regarding:

  • Quotes
  • Scheduling
  • Service updates
  • Customer support

Message and data rates may apply. You may opt out of marketing texts by replying STOP.

14. Privacy Policy

Your use of services is also governed by our Privacy Policy.

15. Limitation of Liability

Cleanbnb is not liable for indirect, incidental, or consequential damages arising from service use. Our responsibility is limited to the scope of the agreed cleaning service.

16. Dispute Resolution

Any disputes shall be resolved through binding arbitration under the rules of the American Arbitration Association in Cincinnati, Ohio.

17. Governing Law

These Terms are governed by the laws of the State of Ohio.

18. Changes to Terms

We may update these Terms at any time. Continued use of our services means acceptance of updated Terms.
